Buy Water Allocation

Access the water your operation needs — when it's needed, at a price that makes sense. We source, negotiate, and settle allocation trades across the Murray-Darling Basin so you can focus on what matters.

What is water allocation and how does buying work?

Water allocation is the seasonal volume of water announced against a permanent water entitlement each water year. Unlike a permanent entitlement, allocation is temporary — it represents a specific volume available for use or trade during the current season.

When you buy water allocation, you are purchasing the right to use or receive a nominated volume of water from a seller who holds it against their entitlement. The allocation transfers to your account in the state water registry, and you can order delivery against it immediately or carry it forward subject to carryover rules.

Buyers include irrigators who need more water than their entitlement has produced this season, investors arbitraging price differences between zones, and water managers building reserves for forward planning. Our brokers handle buyers across all of these scenarios daily.

What do you need to buy allocation?

In most states you need an existing water access licence or entitlement to receive an allocation transfer. If you're purchasing to park or on-sell, our brokers can advise on the appropriate structure. Here's what to have ready:

  • A water licence or entitlement: Your licence account number in the relevant state registry (GMW, WaterNSW, SA Water).
  • Volume and zone requirements: How many megalitres, in which irrigation district or river system, and by when.
  • Delivery infrastructure: Confirm your channel connection, meter, and delivery point are operational before buying.
  • Budget clarity: We'll give you current market pricing before any commitment is made.

How the buying process works

Five straightforward steps from enquiry to delivery

01

Tell us your requirements

Volume, zone, delivery date, and water class. A five-minute conversation is usually enough for us to scope the market.

02

We source available supply

We check our network of sellers and live market boards to identify the best available options at competitive pricing.

03

Pricing and approval

We present current market pricing. You decide whether to proceed — no obligation at this stage.

04

Trade confirmation

Once agreed, both parties sign a trade confirmation. We manage all paperwork from here.

05

Registry transfer and settlement

We lodge the transfer with the state water registry. Payment and title transfer complete simultaneously at settlement.

What drives allocation pricing?

Allocation prices move constantly. Understanding what drives price is the first step to buying well.

Storage levels

Low dam levels constrain future announcements and lift current prices. Our brokers monitor storage data daily.

Seasonal conditions

Below-average rainfall and high evapotranspiration increase irrigation demand, tightening supply and pushing prices higher.

Allocation announcements

State announcements of general security percentages directly affect market sentiment. We track these and advise clients before each announcement.

Interstate arbitrage

Price differentials between zones create arbitrage opportunities. We identify these for clients looking to buy at a discount.

Crop water demand

Peak demand for almonds, rice, cotton, and horticulture crops drives seasonal price spikes. Timing your purchase around crop cycles can save significantly.

Carryover strategies

Sellers holding allocation from the prior year may accept lower prices late in the season. See our carryover parking guide for more.

Frequently asked questions

How do I buy water allocation in the Murray-Darling Basin?

Contact a licensed water broker who will assess your needs, source available supply across the relevant zones, negotiate pricing on your behalf, and manage the transfer paperwork through the relevant state water registry. Settlement typically occurs within a few business days of a signed agreement.

What is the difference between high security and general security allocation?

High security allocation in NSW (called "high-reliability water shares" in Victoria) is drawn first from storages and is rarely cut below 100%. General security allocation is issued after high security commitments are met and may be reduced in dry years. High security commands a premium price but provides greater certainty for perennial crops and permanent plantings.

How is water allocation priced?

Allocation prices fluctuate based on storage levels, seasonal conditions, crop water demand, and interstate arbitrage opportunities. Prices are quoted per megalitre (ML) and vary significantly by zone and water class. Our brokers provide current market pricing before you commit to any trade.

Which zones can I buy allocation from?

We trade across all major Murray-Darling Basin zones including the Goulburn, Victorian Murray (above and below the Barmah Choke), Murrumbidgee, Loddon, Campaspe, and Ovens systems. Interstate trades are possible subject to the rules of each interconnected zone.

Can I buy allocation if I don't hold a water entitlement?

In most jurisdictions you need to hold a water access licence or entitlement to take delivery of allocation. However, you can purchase allocation and store it against an existing entitlement, or our team can advise on the most practical structure for your situation.

How long does settlement take after I buy water allocation?

Most allocation trades settle within 2–5 business days once both parties have signed. Transfer applications are lodged with the relevant state water registry (WaterNSW, GMW, WaterConnect), and physical delivery can begin as soon as the transfer is confirmed.
